How to present your home to make it more valuable and sell faster

Preparing your home for sale will ensure your property is sold faster and has the potential to add thousands to the value you can achieve.

De-clutter

People are often buying a lifestyle as much as a property, therefore it is important to make it easy for potential buyers to envisage living in the property. Remove all the excess stuff that you have accumulated, put it in storage, sell it or give it away. Consider removing bulky furniture that could make the room feel small and replace with smaller items as it will make it easier for potential buyers to see the potential and space available.

Consider a fresh coat of paint

Nothing improves a room more than a fresh coat of paint, giving the property a clean and fresh look. Stick to neutral colours that help the room feel brighter and bigger, this will enable potential buyers to better imagine how they could use
the room.

First impressions count

What does your front door and garden say about your house? Most buyers make their minds up within a few minutes of viewing a property. With the power of the internet and virtual viewings many potential buyers will have driven by and could have made their decision before stepping through the front door. Clean your front
door, make sure your hallway is clear of coats and shoes, make sure you all of your lights work and clean up your front garden by cutting the garden, jet washing the path and planting some flowers. These simple but effective actions
will give your home a great start!

Work on major selling rooms

The old saying goes – ‘kitchens and bathrooms sell houses’. The kitchen has for many become the hub of the home so if you are going to spend money and time improving certain rooms, we would highly recommend working on these rooms. On kitchen’s maybe worth considering refacing the units and upgrading the work tops, it can be expensive but can add significant value to your home. In the bathroom’s re-grout and re-seal the bath, removing any limescale to give it that fresh,
new look.

Make it look appealing and smell right

Wall mirrors are a great way to make a room look bigger and lighter (view a new build home and you will see how much these are used!). Clean the windows and replace all broken bulbs. Put fresh towels out, clean the floors and put lamps in any dark
corners to create a warm, welcoming glow. Depending on the time of year, in the winter make sure the heating is on to make it warm and cozy, potentially light a fire. In the summer make sure your garden looks the best it can do, cut the
grass, put garden furniture out as this is a bigger consideration in the summer months. Consider the smell of the house, baking fresh bread every viewing maybe unpractical but brewing some fresh coffee can work wonders!

Consider doing the improvements/conversions before selling

Have you got rooms you could improve or convert? With the move towards home working converting an old garage into a home office or splitting a large room into a bedroom and an office can add significant value to your home. Consider a loft conversion for added space and value. In some cases, even getting planning permission can add value to your home as it is ready for prospective buyers. We have seen over the last 12 -18 months buyers pay over a premium price for the convenience
of not having to do work once they buy.

Viewings

With covid-19 and lower viewer numbers it is more important than ever to make sure your property is presented the best possible way before it is put online, or people step through the front door.
